WHAT IS THE ARIZONA PROPERTY TAX RATE?

TAXES… EVERYBODY’S FAVORITE SUBJECT…

While we know property taxes aren’t the most exciting subject matter to write about, we get questions about how property is taxed here in AZ, primarily from our out of state buyers. Coming from the North East, where property taxes are typically quite high, we can certainly understand the concern many buyers have.

ARIZONA PROPERTY TAXES ARE VERY REASONABLE!

The State of Arizona is rated at #20 in order of the States with the cheapest property taxes. What you pay for your property taxes in Arizona depends on several things such as the county & city that the property is located in, schools, water districts, community colleges and bond issues. Obviously lot size, livable square footage, topography, views, and other component information are factors that determine the tax rate.

Every year the County Assessor will send an updated assessment of the home where the property tax computation is based on. Previous sales in the area are also used in this analysis, however the actual purchase price on a sold property in itself will not dramatically raise the tax bill. We actually saw taxes lowered on properties from about 2008 to 2013!

Arizona property taxes on owner-occupied residences are levied based on the Limited Property Value or Assessed Value. You do not pay your property taxes based on the Full Cash Value or current market value. In other words, properties are assessed by a price that is lower than what you pay for the property or its present market value.

The average tax rate on residential properties in Arizona is between $9 and $13 per $100 of assessed value (2015). For example, a home that sold in Scottsdale for $499K in 2014 had a LPV of about $269K, and the net property tax was $2,527.
